1. Agreement to these terms

By using Akarat, you agree to these Terms and the Privacy Policy. If you do not agree, do not use the service.

Akarat is operated by Leafer Development, registered with the Netherlands Chamber of Commerce under KVK number 87773988. The operator’s website is leaferdevelopment.com.

Some features require an account. Browsing, searching, viewing property details, and sharing remain available to guests.

2. What Akarat does

Akarat is a platform for property listings and communication between users. Unless we expressly say otherwise in writing, we are not the property owner, seller, landlord, tenant, or broker, and we are not a party to any negotiation, contract, or payment between users.

We do not guarantee a listing’s accuracy, the advertiser’s identity or authority, legal title, property condition, price, or availability. Carry out your own in-person inspection and independent legal, technical, and financial checks before deciding.

Inspect a property in person before paying anything. Do not transfer money outside an inspection or to a person whose authority you have not verified.

3. Accounts

• Sign-in uses a code sent to your email. You are responsible for protecting your email account, verification codes, and active sessions.
• Provide accurate information and update it when it changes. A phone number is optional, unverified, and used only as listing contact data.
• Do not impersonate anyone or create an account to mislead others, bypass a security measure, or evade a previous suspension.
• Tell us promptly if you suspect unauthorized account use.

4. Listings and content you submit

• You must have the right to advertise the property and use every description, image, video, and item of information you submit.
• A listing must be accurate and current, and must not be fraudulent, misleading, duplicative, illegal, or infringe another person’s rights.
• Do not publish sensitive data, identity documents, or another person’s contact information without permission.
• You keep ownership of your content. You grant Akarat a non-exclusive, limited, worldwide licence to host, process, display, and technically adapt it as needed to operate the service and promote the listing within it.
• We may reject, hide, or remove content, or restrict an account, when we reasonably believe it violates these Terms or the law or puts users at risk.

5. Communications and acceptable use

• Use messages only for legitimate enquiries and negotiations about a property.
• Harassment, threats, hate speech, spam, fraud, or collecting user data without permission are prohibited.
• Do not test security without authorization, disrupt the service, bypass limits, scrape content, or use automation to create false activity.

6. Transactions and user disputes

Any agreement, deposit, payment, or contract is between users and at their own risk. Verify title, authority, documents, restrictions, fees, and local rules, and use a qualified professional where appropriate.

We may receive reports and restrict content or accounts, but we are not required to arbitrate a private dispute or refund a payment made outside Akarat.

7. Availability and changes

We provide the service on an “as is” and “as available” basis. We may change a feature or pause it for maintenance, security, or operational reasons. The service may not always be uninterrupted or error-free.

You can delete content or your account using the available controls. We may suspend or end access for a Terms violation, a security risk, or a legal requirement.

8. Intellectual property and third parties

The Akarat name, mark, design, software, and content we create are protected for their owners. These Terms do not give you a right to copy or use them beyond what is needed to use the service.

Links and store buttons may lead to third-party services governed by their own terms and policies. We do not control their availability or content.

9. Disclaimers and limits of liability

To the fullest extent allowed by law, we are not liable for losses caused by relying on a listing, a transaction between users, user-submitted content, temporary downtime, or unauthorized access outside our reasonable control.

These Terms do not exclude liability that cannot lawfully be excluded or reduce any mandatory consumer rights that apply to you.

10. Applicable law, changes, and contact

These Terms are governed by laws applicable to the Akarat operator and your use of the service, without removing mandatory rights in your country. Please contact us first so we can try to resolve an issue directly.

We may update these Terms to reflect service or legal changes. Continuing to use the service after a new version takes effect means you accept it where the law permits.
